Job Description

Construction Project Manager
Collaborate with architects, engineers, and designers in the design and permitting process.
Monitor and review RFIs and submission processes.
Plan project phases, assessing consulting needs and establishing execution schedules.
Negotiate contracts with General Contractors, subcontractors, consultants, and suppliers.
Prepare cost estimates as needed for all construction-related needs.
Prepare RFPs, bidding documents, bid analyses, and award letters for General Contractors and/or suppliers.
Establish project budgets and costs and manage them through completion.
Monitor construction project progress, construction quality, and deadlines.
Develop, monitor, maintain, and enforce project schedules, and develop remediation plans if necessary.
Coordinate and lead on-site project meetings with architects, engineers, construction managers, and other internal and external stakeholders.
Address all project-related reporting requirements, including business plans, project summaries, budget, schedule, drawings, and cash flows.
Manage all project contractual and financial obligations and collaborate with the Development Accountant in construction loan release processes.
Manage and execute punch list processes to ensure timely completion of any necessary corrective work.
Manage project closure activities with contractors to include project acceptance and completion, and ensure final payments are secured.

Job Requirements:
Required Qualifications:
Bachelor's degree in real estate, construction management, civil engineering, or urban planning.
Master's degree in real estate development or related field preferred.
5-10 years of progressively responsible experience with an industrial/commercial real estate developer, general contractor, construction management, or closely related company.
Experience with land use permitting desired.
Strong ability to manage multiple projects simultaneously at different stages of development.
Proven track record of leading various development projects from conception to completion.
Extensive experience and detailed knowledge of AIA contractual documents.
Ability to evaluate and interpret design and construction documents, contracts, budgets, and schedules.
Proven experience with MS Office applications (especially Excel, PowerPoint, and Word).
Exceptional interpersonal and communication skills, with the ability to balance assertiveness with professionalism and diplomacy.
Strong organizational skills, including the ability to prioritize and multitask effectively.
Exceptional attention to detail.
Ability to remain flexible and thrive in a constantly changing environment.
Proficient in MS Project, Procore, and/or other project management software.
Some local and national travel will be required for this position at times (approximately 25%).
Must have a valid driver's license and a good driving record.
Compensation Package:

Salary Proposal
US$ 130/a - US$ 160/a
